Conventional loan limit update for 2021
It’s the time of the year when new things start coming out — new cars are announced, new trucks. But for loan guys like us, nothing is quite as exciting as the new loan limits. And they’ve come just in time for Christmas and they open up a whole new arena for borrowers.
So, what’s the 2021 Conventional Loan Limit?
Qualifying for the right loan can make or break your ability to get the house of your dreams. We know how hard it can be. You have a budget and you need to stay to it. There are no “ifs,” “ands,” or “buts.” And you have to be careful. If the loan’s too high you can be pushed over into the jumbo category or into a second loan.
For 2020, the maximum conventional loan limit was $510,400. So, we always had to restrict it to that amount. But right now, for 2021 the new conventional loan limit is…
$548,250!
That’s a lot more purchasing power and it can make a huge difference.
With just 5% down and this new loan limit you can get a place for up to $585,662.50 in Maricopa County, which is just fantastic. You can get even more if you put more down upfront, be it 10% or 20%. But even then, while the loan is still limited, the limit has gone up and that dream house is that much more affordable.
Some things to clarify
$548,250 is just the conventional loan limit when it comes to single-family residences. They’re a bit different if you’re looking into getting a duplex, triplex, or fourplex. For a duplex the maximum loan limit is $702,000, a triplex is $848,000, and a fourplex can be over a million.
